Deposits & Fees

Yes, at The Beacon at Waugh Chapel, our Gambrills, MD apartments are pet-friendly. Please reference our breed restrictions for more information.

• $25 application fee per applicant (18+)
• $400 non-refundable administrative fee due at move-in
• Standard security deposit: $350

o May be higher based on credit/background review
• Rent (could be prorated based on move-in date selected)
o Optional Items – Pet Fee, Pet Rent, Garage Fee, Storage Fee, or Reserved Parking Fee

How To Apply

• Apply in-person at the Leasing Office or on our website via our applicant portal.
• Required supporting documents:

o Government-issued ID (driver’s license, passport, or state ID – must be valid)
o Proof of income for the last month (weekly, bi-weekly, or monthly paystubs preferred or three recent months of banks statements. Other additional documents are accepted – contact the office for more information.)
• Application processing takes 24–72 hours, depending on background verification.

Pet Management and Verification Software Used – 100% of Apartments must be verified:

All animal information for The Beacon at Waugh Chapel is to be current on OurPetPolicy, our animal management system, to include at move-in as well as at the time of lease renewal. All animals, including Pets and Assistance Animals (animals required because of a disability), need to have all information up to date while residing on-site. All residents and prospects will be sent a link from OurPetPolicy to verify whether a pet will be residing in the home. (Everyone requires completion.) New pet owners must register their pets on OurPetPolicy before their arrival. For standard household pets, there is an annual charge of $30 for the first pet, and $23 for any subsequent pets, paid to OurPetPolicy. There is no cost for indicating that there are no animals in the unit, and there is no cost for assistance animals.

All residents must participate in the OurPetPolicy program, both at move-in and annual renewal. If you don’t have a pet, you certify that you have no pet; if you have one, you are charged the fee and must submit the required documents.

Maintenance & Utilities

• Electric service must be activated with BGE (Baltimore Gas & Electric) before move-in.
• Water/sewer/gas is set up by staff and billed monthly (charges appear in your monthly statement).
• Utilities are billed in arrears based on individual apartment usage.
• Additional monthly charges:

o $25 Valet Trash Fee
o Trash pickup: Sunday – Thursday between 7 PM and 8 PM
• Cable and internet setup info is sent via the Welcome Letter post-application approval.

Parking & Storage

• Free parking is available around the buildings on a first-come, first-served basis.
• A dedicated Reserved parking space is available for $55/month.
• Detached garages are available for $185/month.
