FREQUENTLY ASKED QUESTIONS

Are pets permitted? If so, how much are pet fees?

Pets are permitted. We allow two pets (dogs and cats) per apartment home. We require a one-time refundable $300.00 pet deposit and a monthly pet rent of $50.00 (per pet). Dogs must weigh less than 85 lbs. each. Please contact the leasing office for a full list of breed restrictions for dogs.

Is my security deposit completely refundable?

After you move out, provided your apartment is returned in similar condition to when you moved in, we will return your security deposit plus any earned interest. However, we will deduct monies from the deposit account for any damage or other charges unpaid and owed.

What happens if I need to break the lease?

Our residents are required to give 60-days written notice if they are required to break their lease in advance of the expiration of their lease term. The lease break fee is one month’s rent. Also, you will be required to pay back any concession received.

Who pays for utilities?
It is the resident’s responsibility to pay for all utilities servicing the apartment. We require electricity to be established in your name. The same applies for cable, Internet and phone. Water, sewer and trash are charged by and will be paid to management on a monthly basis. Please contact our office for assistance in initiating these services.

What is the required term of my lease? Do you accept short-term leases?

We currently accept 12 to 15-month leases.
When is my rent payment due?
Rent is due the 1st of each month.

There’s someone who might be staying with me for a while. Is that permitted by the lease?

Yes, but we require that for individuals staying more than several days, management be notified. Longer stays (two weeks or longer) require a criminal background check for anyone 18 or older.

Does The Beacon offer covered and controlled access parking?

Yes, private garage parking is available. Residents are asked to pay $150.00 per month for a garage. All other parking areas in the community are on a first-come, first-served basis.

My children live with me in the summer. Do I need to notify your office when they arrive?

Yes. We are required to document everyone living in an apartment for more than two consecutive weeks on the lease. In addition, we must perform a background check on anyone 18 or older.

Which cable companies service the building?

Comcast (Xfinity) as well as Verizon FiOS will be available in the building.

Will you accept my delivery packages for me?

Yes. We offer a personalized package acceptance and delivery program.

If something needs to be repaired in the apartment, how do I report it?

To report a maintenance request, you will be able to go into the online resident portal and submit the information. You may also stop by the office, call or email. We commit to responding to your request within 24 hours.

Do you have reserved and visitor parking?

The Beacon at Waugh Chapel permits visiting parking in designated areas.

If I decide to upgrade to a larger apartment, are transfers allowed?
